Cuda, if you are over an hour away (likely 30+miles), I don't think you'll be able assess the surf situation, unless you have some wild chaos theory and can accurately notice and count the butterfly flaps.

    That butterfly theory/hyothesis is idiotic.
I have 2 friends that own property on the water just north of Lawrencetown.
They look out the window; they don't even need electricity.
And the surf there is SPECTACULAR.
Surprises me more massholes and hampshaidiots don't take the ferry up. Oh wait, forgot....they aren't welcome there by locals.

I knew you would grasp the absurd moronic nature of the butterfly theory. That is why I threw it out there "tongue in cheek". The more moronic things you get to call out, the better, right?

Lawrencetown is right on the coast, and does look spectacular from the pictures I've seen, however, the opportunity is in Whycocomagh.

Btw, the biggest factor of no SI is that we wouldn't want to lose any of our morons!

Cape Breton Island is amazing and the surf does get good there or so I'm told. It's a stunning area. Jobs are scarce.

I looked into this a while ago because it was one of those places that were promoting the area for American ex pats if trump got elected but unfortunately the same immigration rules apply as they do anywhere else.

Similarly souther NZ has a town with an abundance of jobs and affordable housing, but again, standard immigration rules apply.

People do live there. It has a tourism industry. Not much else I'm aware of. But plenty of year round residents. And as far as islands go it's got road access. (Used to date a Canadian girl from NS)
