There's a few beat up old trailers down there by the market and a few dilapidated houses.. Im sure you could squat in one of those for the winter
You get to Assateage by paddling across the Inlet on an outgoing tide. That's how thw locals do it. You let the current take you out and keep paddling eventually you get to the mystical Assatueage reef thats where all the good breaks are.

There are a few thousand empty summer houses jk there are so many flea motels (just get a tetnus shot before you stay in any of them)
There is a clean locally owned and operated old motel in West Ocean City on the way down to Assateague called the Long Acre. It is right next to the visitor center on Rt. 50 before you get to 611 which is the road to Assateague. Most of the locals surf at the National Seashore at the first parking lot after the entrance. Some do paddle over from OC to the south side of the inlet jetty which is part of the State Park. You will be hasseled by the Coast Guard and DNR Police at times while paddling. Lots of boat traffic and strong currents paddling across. Too sharky over there for me.
