I know there some contractor buds on here. I'm looking to buy a new place that needs to be gutted. Looks like it's from that 70's show. Needs kitchen, 2 bathrooms (one bathroom is carpeted) think there are hardwood floors under carpet, probably new sheet rock, and maybe siding (father in law said it was espestos?). Any tips suggestions would be appreciated. I'm getting first estimate today and another next week. I just have no clue about this kinda thing and don't want to bit off too much. This is non surf related

Asbestos shingles aren't a danger until you put a saw to them. If your gutting the inside you can insulate from the inside. Then install insulated foam board over the shingles and put siding over the foam board. Saves the hassle and cost of removing and disposing of asbestos.
I would avoid buying ANY house that has ANY asbestos in it, even if it was selling for $1 on Pebble Beach California. EPA makes your life very miserable......
Gotcha, whatever you do, make sure you check and verify their license with the DBPR or state board before you hire them. You can usually find out if they have any complaints on them and if their license is in good standing or if they are even licensed at all. Lots of guys call themself contractors that don’t have a license and do illegal crappy work.
Yeah hearing asbestos got my attention. Think you could get rid of it without going to crazy for a $1 house on pebble beach.

The big question is, what year was the house built? The answer will give you a good idea of what to expect during the remodel, as well as how much asbestos it may contain. If it was built in the 70's, there should be little to no asbestos-built products, aside from the old Congoleum style composite floor covering in the kitchen and bathroom, if still original. The biggest thing you need to know about are the unforeseen expenses that always tend to pop up during these projects, particularly during the tear down phase. Fouled up plumbing, old and dangerous electrical, cracked or uneven foundations and black mold tend to be very common. Since these people are licensed contractors, they must strictly follow all local laws and codes...especially since their work will be frequently inspected by the city or county inspector. So, plan to have at least several thousand $$$ on top of the initial bids. Without knowing anything about your house, a general rule of thumb is $20K-$30K for a complete new kitchen, plus $5K-$8K per bathroom. Everything else is pretty much paint, baseboards and closets so not too bad. Scraping popcorn and re-texture ceilings is nominal. Flooring, depending on hardwood or tile, can run from $10K-$15K unless the home is considerably bigger than average. Watch the contractors closely to make sure they do everything exactly to your expectations, this is a very common problem. Get as much detail as you can when writing your contract and do not give in if they attempt to cut any corners. Good luck, these projects can sometimes be stressful.

Our town Building Inspectors enforce asbestos EPA rulings with full force. Deviate an iota and you are truly f*****. bye bye building/remodeling permit It is dependent on the town each of us lives in.

you may have a local code or ordinance that regulates asbestos but federal code (40 CFR) specifically states that single family homes (dwellinig units as they call it) are exempt. also, espestos his hilarious
