Another couple things about how hard it is to buy a house these days: 1) Predatory lending aside (never helped anything), people young or old now who are having a heck of a time getting mortgage financing can thank the legions of sub-prime loan customers that defaulted their way into our economy's default. Just a couple years ago, you could walk into a bank and walk out with a mortgage faster than your Dad walked in and out of the five-and-dime for PEZ decades ago. Wasn't set up for success, but it wasn't the lenders that missed the payments was it? Always seems to be someone else's fault. Let's have a spelling bee: A-C-C-O-U-N-T-A-B-I-L-I-T-Y. "Yes; there are many people in today's society that are not in any way accountable for their actions." 2) In November of 1978, the average interest rate on a 30-yr fixed mortgage broke double digits to 10.11, and rates stayed in double digits on average until 1991. In October of 1981, the average rate was 18.45%. January 2013 saw a rate of 3.41%. My parents paid, over the course of their loan term, 5.5x the value of the original purchase price. That's not including any insurance or repairs which adds up beyond belief. These days, you only pay for your house twice. You want to buy a house soon out of college in your mid-20s? First off, that's a ton of responsibility and renouncing of some of your freedom. Secondly, the way to do it is not to blow your a quarter mil on a private college and go to state school instead. Won't even be six figures in the end. In several states, high academic achievers in high school go to state schools nearly for free.
just my two cents....i have lived up and down from Wilmington to Hampton Beach, best yrs have been when i was poor and surfing a lot more then now...i was able to sneak my way into Dental School and had a dream of working 3 days a week and surfing all the time, thats has not happen: more money more problems...happiest days of my life were when i had no money and only eat PBJ and drank Miller light and got to surf depending on the tides not my work schedule. My advice to you is find were you want to live first if thats RI awesome (great breaks but more and more crowded every day) or if its costa or cali, once you figure that out you can then figure out how to work there. If you dont like were you live you will never be happy. Dont stress buying or not buying a house yet, you got to figure out were you want to be! And if you dont know take your money you are saving and travel and find that place!!! Ie i am planing to move to cali take a cut in the $ and hopfully be happy once again. Interesting juxtaposition, no? Look emass, I don't want to get into some long-winded thing here. For whatever reason, be it about my generation, or any group you can categorize in whatever fashion, I just think overgeneralizing is a slippery slope (Ask Mfitz about this, him, trev, and I had a nice chat post-marathon bombing about overgeneralizing, before it went off the rails and trev subsequently turned into a craigslist pawn shop and SI troll). and honestly man, we should go for a surf sometime. SI Massachusetts rock the world. We can banter in person and subsequently realize that neither of us are such bad guys. Just don't take me near any jetties (I kid, I kid).
Unless I were to stand on one of those water rafts (aren't they called a "SUP"?) and physically throw you against said jetty you'd be in no danger. The Atlantic here looks like Lake Winnepesauki sans boat wake right about now. Aside from this weekend which may gift is with a few bumps in the water. But yeah, hit me up and I can almost drown you in fake 8-10s!
Yup, sucks in the DR right now too, been here all week for work and what little swell there is has been mangled by 20 mph onshores. Fingers crossed for Sunday though, could be a bit of fun.

no my friend but im regarding my military and civi experience and trust me, learning from other mistakes saves a lot of time. im sorry but with all do respect common sense is hard to come by now a days.
